Educational programs:
ACTHA will offer three tracks of educational programming. Attendees are able to select one of three choices for the time periods 9:00 – 10:00 a.m., 11:15 - 12:15 p.m. and 1:00 - 2:00 p.m. At 2:15, ACTHA will conduct "Ask an Attorney" - a terrific way to obtain legal insight into specific issues arising in your associations!

From 8:00 - 11:15 a.m., there is a Trade Show open to the general public at no charge. This is tremendous opportunity for you to bring your bid proposals, get a first impression of companies in attendance, network and enjoy a continental breakfast.

9 - 10 a.m. (select from one of the three choices below):
  1. Going Green is All About Saving Money: It also saves the environment and is kind to the planet. This session will explore methods which will save money, conserve water and electricity, consider "green' landscaping options and other features as components of this strategy. Speakers: Todd Walter of Reserve Advisors, Joseph Pizzuto of Landworks and John Porterfield of eZing, Inc.
  2. Calling All Non-Condo Associations: Non-Condo properties face different concerns than their condo cousins due to the different physical characteristics and administration of those properties. This session will offer insight to solutions and present an update on the Homeowners Bill of Rights legislation under consideration. Speaker: Charles VanderVennet of the Law Offices of Charles VanderVennet, PC
  3. Budgeting: Can't put it off any longer but don't know how to get the job done? Included will be all the basics in preparing the budget - what line items are needed, obtaining estimates, whether or not to use percentages to refelct inflation and how to plan for unforeseen items such as delinquencies, loan repayment, emergecy repairs or replacements. Speaker: Mike Roche of Eagle Rock Management


11:15 – 12:15 p.m. (select from one of three choices below):

  1. Insurance: This session is designed to provide the "must-knows." The basics as well as risk management will be covred in this session including options in coverage and deductibles, what HO6's are, certificates of insurance, association and owner/resident coverage and how to manage your risk to control premiums. Speaker: Karyl Dicker Foray of Rosenthal Bros.
  2. Management Options: Whether small, medium or large, one size doesn't fit all. Everything is on the table for you to choose the option best suited for your association's needs. Considered will be self-management, outside professional management, an association employed manager, part-time versus fee based or utilizing a consultant. Finally, how will each of these options be affected by the new property manager licensing act? Speaker: William DeMille of Chicagoland Management and Realty, Inc.
  3. Buildings - Age Before Beauty: As the building ages, associations may need to decide where to put their dollars. In this economy, budgets are tight so maintaining the physical structure, its systems and components must take precedent over a cosmetic facelift. You will learn how to use preventive maintenance and property inspections as tools to plan and prioritize your projects. Speakers: Dan Baigelman of Full Circle Architects and Jack Mancione of Werk Management

1 - 2 p.m. (select from one of three choices below):

  1. Collecting Assessments: Do you bill, beg or buy time? The current economy continues to produce foreclosures, short sales and sluggish non-distressed sales which affect the association's bottom line. Collection strategies to obtain needed income before a bank completes a foreclosure will be discussed including legal proceedings, evictions, and possession of the property. And yes, the association can be a landlord. Speakers: Donna Ciota of Wolin-Levin and David Hartwell of Penland and Hartwell
  2. Selecting a Property Manager: Possibly the biggest challenge is figuring out how to choose a property manager whether you are considering a change or converting from self-management to professional management. Learn all the steps involved in assessing your needs, developing your specfications, selecting candidates to consider, interviewing and negotiating the contract. Speakers: Mike Baum of Baum Property Services and Patrick Costello of Keay and Costello
  3. Loans - It's Always About the Money: When your projects can't wait, it's time to consider your options in order to fund your cash flow needs. You need to ask who will be your source, what documentation will you need and how you will do it. And don't forget to include your repayment options. Self-financing by the association will also be addressed. Speakers: Karen Corral of Harris Bank and Jessica Peterson of Lieberman Management
